Hidden Costs of Interior Design in Kerala — What Nobody Tells You Before You Sign

Hidden Costs of Interior Design in Kerala — What Nobody Tells You Before You Sign — BYTS Interior Palakkad Kerala

The interior design project quote you receive is almost never the number you pay when the project is complete. This is one of the most consistent frustrations among Kerala homeowners — and one of the most preventable problems with the right contract in place.

Key takeaway

The best protection in any interior project is an itemised contract that specifies every material by grade and brand before any work begins. A package price is not a protection — it is an invitation for substitution.

📌 Key insight: BYTS Interior publishes itemised quotations as standard practice. This guide reflects our experience reviewing other firms’ contracts on behalf of clients who came to us after disappointing experiences elsewhere.

Hidden Cost 1: Civil Work Excluded From the Quote

The most common cause of budget shock. Interior quotations typically cover furniture, carpentry and fittings — but not tile laying, wall plastering, painting, false ceiling GI frame, electrical point creation or plumbing modifications. For a 3BHK home, excluded civil work can add Rs 1.5–4 lakh to the total project cost.

💡 Expert tip: Ask explicitly for every line item in the quotation — “Is this inclusive of installation and civil work?” If the answer is no for any line, get a separate civil quotation before comparing total project costs.

Hidden Cost 2: GST Not Included

Interior design services attract 18% GST on the labour and service component. Many quotations are presented as base cost without GST, which is added at invoicing stage. On a Rs 12 lakh project, GST on the service component can add Rs 1.5–2.2 lakh.

Hidden Cost 3: Material Substitution During Production

The quotation specifies BWR plywood. Production uses MR plywood, which looks identical once installed. The saving on a full 3BHK project can be Rs 25,000–50,000 — kept by the contractor without your knowledge.

⚠️ Warning: Specify the exact material grade and brand in the written contract – IS:303 BWR plywood with brand name, hardware brand with series number. Ask for pre-production material photographs. Visit the factory if possible.

Hidden Costs 4–8

  • Accessories not in the base quote: pull-out drawers, magic corners, bottle pull-outs, wicker baskets — each priced as additions. A kitchen complete in the 3D render may have Rs 50,000–80,000 of accessories not in the base price.
  • False ceiling electrical billed separately: recessed lights, cove lighting circuits and fan points are typically done by a separate electrician and billed separately.
  • Countertop material upgrade: “Granite” is not a specification. “18mm Kashmir Black granite, polished finish” is. Upgrades can add Rs 15,000–40,000.
  • Transportation and delivery: Rs 5,000–15,000 depending on distance from the factory, added at invoicing stage if not clarified upfront.
  • Variation orders after production begins: changing a shutter colour after manufacturing means discarding and reproducing those units — expensive in both cost and time.

How to Read a Kerala Interior Quotation

What to look for What it should say Red flag if missing
Plywood specification IS:303 BWR plywood, 18/19mm, named brand Just says “plywood” with no grade specified
Shutter specification Material type, colour code, finish Just says “shutter” or “membrane door”
Hardware brand Hettich or Hafele with series name Just says “good quality hardware”
Civil work scope Clearly states what is included and excluded No mention of civil work scope at all
GST statement Price is GST-inclusive or GST-exclusive plus amount No mention of GST in the quotation
Accessory list Lists every accessory in kitchen and wardrobe No accessory line items shown
Warranty terms Written, specific defects covered, duration stated Verbal promise only

Frequently asked questions

Q: How much extra should I budget beyond the initial quotation?
A: A reasonable buffer for a well-managed project with a reputable firm is 10–12% above the quoted price. If the final invoice is more than 15% above the signed quotation without documented change orders, that is a legitimate concern worth raising in writing.
Q: Can I ask to visit the factory to verify materials?
A: Yes — and you should. Any interior firm that genuinely operates a factory welcomes client visits. At BYTS Interior, we encourage factory visits because our production process is something we are confident about.
Q: What is a variation order?
A: A formal record of any change to the original approved scope. Every variation should be documented in writing, repriced and signed by both parties before execution. Undocumented verbal changes create the conditions for disputed invoices.
Q: Should I get multiple quotes?
A: Yes — three quotes is standard. Ensure all three quote the same scope, same material grades and same inclusions before comparing prices. A lower quote based on MR plywood is not comparable to one using BWR plywood.
