The interior design project quote you receive is almost never the number you pay when the project is complete. This is one of the most consistent frustrations among Kerala homeowners — and one of the most preventable problems with the right contract in place.
The best protection in any interior project is an itemised contract that specifies every material by grade and brand before any work begins. A package price is not a protection — it is an invitation for substitution.
Hidden Cost 1: Civil Work Excluded From the Quote
The most common cause of budget shock. Interior quotations typically cover furniture, carpentry and fittings — but not tile laying, wall plastering, painting, false ceiling GI frame, electrical point creation or plumbing modifications. For a 3BHK home, excluded civil work can add Rs 1.5–4 lakh to the total project cost.
Hidden Cost 2: GST Not Included
Interior design services attract 18% GST on the labour and service component. Many quotations are presented as base cost without GST, which is added at invoicing stage. On a Rs 12 lakh project, GST on the service component can add Rs 1.5–2.2 lakh.
Hidden Cost 3: Material Substitution During Production
The quotation specifies BWR plywood. Production uses MR plywood, which looks identical once installed. The saving on a full 3BHK project can be Rs 25,000–50,000 — kept by the contractor without your knowledge.
Hidden Costs 4–8
- Accessories not in the base quote: pull-out drawers, magic corners, bottle pull-outs, wicker baskets — each priced as additions. A kitchen complete in the 3D render may have Rs 50,000–80,000 of accessories not in the base price.
- False ceiling electrical billed separately: recessed lights, cove lighting circuits and fan points are typically done by a separate electrician and billed separately.
- Countertop material upgrade: “Granite” is not a specification. “18mm Kashmir Black granite, polished finish” is. Upgrades can add Rs 15,000–40,000.
- Transportation and delivery: Rs 5,000–15,000 depending on distance from the factory, added at invoicing stage if not clarified upfront.
- Variation orders after production begins: changing a shutter colour after manufacturing means discarding and reproducing those units — expensive in both cost and time.
