Hidden Costs of Interior Design in Kerala: What Nobody Tells You Before You Sign
The hidden costs of a Kerala interior project (excluded civil work, GST, material substitution, accessories) and how an itemised contract protects you.
The interior design quote you receive is almost never the number you pay when the project is complete. This is one of the most consistent frustrations among Kerala homeowners, and one of the most preventable with the right contract in place.

Hidden cost 1: civil work excluded from the quote
The most common cause of budget shock. Interior quotations typically cover furniture, carpentry and fittings, but not tile laying, wall plastering, painting, the false ceiling GI frame, electrical point creation or plumbing modifications. For a 3BHK home, excluded civil work can add ₹1.5 to 4 lakh to the total project cost.
Expert tip: Ask explicitly for every line item in the quotation: “Is this inclusive of installation and civil work?” If the answer is no for any line, get a separate civil quotation before comparing total project costs.
Hidden cost 2: GST not included
Interior design services attract 18% GST on the labour and service component. Many quotations are presented as a base cost without GST, which is added at the invoicing stage. On a ₹12 lakh project, GST on the service component can add ₹1.5 to 2.2 lakh.
Hidden cost 3: material substitution during production
The quotation specifies a boiling-water-proof plywood. Production quietly uses MR plywood, which looks identical once installed. The saving on a full 3BHK project can be ₹25,000 to 50,000, kept by the contractor without your knowledge.
Warning: Specify the exact material grade and brand in the written contract: BWP (IS:710) marine plywood with brand name, hardware brand with series number. Ask for pre-production material photographs. Visit the factory if possible.
Hidden costs 4 to 8
- Accessories not in the base quote: pull-out drawers, magic corners, bottle pull-outs and wicker baskets are each priced as additions. A kitchen shown complete in the 3D render may have ₹50,000 to 80,000 of accessories not in the base price.
- False ceiling electrical billed separately: recessed lights, cove lighting circuits and fan points are typically done by a separate electrician and billed separately.
- Countertop material upgrade: “granite” is not a specification; “18mm Kashmir Black granite, polished finish” is. Upgrades can add ₹15,000 to 40,000.
- Transportation and delivery: ₹5,000 to 15,000 depending on distance from the factory, added at the invoicing stage if not clarified upfront.
- Variation orders after production begins: changing a shutter colour after manufacturing means discarding and reproducing those units, which is expensive in both cost and time.

Frequently asked questions
How much extra should I budget beyond the initial quotation?
A reasonable buffer for a well-managed project with a reputable firm is 10 to 12% above the quoted price. If the final invoice is more than 15% above the signed quotation without documented change orders, that is a legitimate concern worth raising in writing.
Can I ask to visit the factory to verify materials?
Yes, and you should. Any interior firm that genuinely operates a factory welcomes client visits. At BYTS Interior, we encourage factory visits because our production process is something we are confident about.
What is a variation order?
A formal record of any change to the original approved scope. Every variation should be documented in writing, repriced and signed by both parties before execution. Undocumented verbal changes create the conditions for disputed invoices.
Should I get multiple quotes?
Yes, three quotes is standard. Ensure all three quote the same scope, same material grades and same inclusions before comparing prices. A lower quote based on MR plywood is not comparable to one using BWP (IS:710) marine plywood.
